What is CD Xchange?

CD Xchange is a proactive collaboration solution for preparing the Closing Disclosure. This Guaranteed Rate propriety technology allows the Settlement Agent to collaborate fees and document the progress in preparation of the Closing Disclosure.

How do I get access to CD Xchange?

Register for a free account by selecting "Register" on the Login dialog box. You will be asked to provide an email address and a password, and then you will be able to use that email and password to login and receive notifications of changes to documents, etc.

How will loans be assigned to me?

Loans will be assigned based on registered email address. You will receive notifications inviting you to collaborate on a loan once it has been assigned to you.

How do I navigate CD Xchange?

This Reference Guide will help get you started.

What if I need access to a loan that is not assigned to me?

Contact [email protected] with the loan number and the reason and we will assign you to the loan.

Can we export the data from CD Xchange?

Not at this time, but Guaranteed Rate is working on this and additional future upgrades.

Who is delivering the Closing Disclosure?

GR will deliver the Closing Disclosure to the borrower. The Settlement Agent will be responsible for completing and delivering the seller’s Closing Disclosure.

How do I add a fee?

Click the Add New Fee button and select a fee from the dropdown box.

What if the fee is not listed in the dropdown box?

Review the list to determine if another fee description would be applicable. If not use the note section to communicate to GR the fee name, description of the fee, amount, payee, and paid by.

What does Paid by-Others mean?

These are fees that are not paid by the borrower or the seller, and may be items paid by GR.

Where are GR’s lender fees?

CD Xchange was developed to be an easy to use collaboration portal. We limited the fees and information to general loan information and the charges that typically would be handled by the Settlement Agent. You will receive a fully completed Closing Disclosure with the closing documents prior to closing.

I am trying to update a fee but the loan will not allow edits?

Edits can only be made on the current version. If you are in a previous version, go to the current version to make any edits, also if the status of the loan is Lender Approved only notes can be added. Any fee changes needed after the lender has approved fees will be handled by the Guaranteed Rate Closer.

The loan is at closing and I need to make an update to the Closing Disclosure?

Contact your assigned closer at Guaranteed Rate to make any changes once the closing package has been sent to you.

Is there a limit to how many fees I can add?

No. Use the Add Fee button to add additional fees.

As a Settlement Agent do I enter the title policy charge as a discounted rate for issuance of a simultaneous owner’s policy in CD Xchange?

No. The title policy charges for a lender’s policy and owner’s policy should be based on the full amount and not reflect a discounted price.

When I select the Add New Fee button in this section I do not get a dropdown of fees to select from. How do I complete this section?

When you select the Add New Fee button in this section a new line will appear so you can manually type the adjustment such as for utilities or taxes.

How do I add a note?

Enter any comments in the Notes section and then click the Add Note button.

Can I add a note once the file status is Lender Approved?

Yes. Notes can be added at any time, except when looking at previous versions.

Frequently Asked Questions - Status Section Questions

What do each of the statuses indicate?

Each status indicates where in the process the file is:

  • Submit to Agent: Loan is with the Settlement Agent for fee entry
  • Submit to Lender – Agent Approved: Loan is with GR and all fees are approved by the Settlement Agent
  • Lender Approved: Loan is locked for fee editing and initial Closing Disclosure has or will be issued by GR to the borrower

Frequently Asked Questions - Saving and Version Questions

Can I view a previous version of the document?

Yes. Use the dropdown box to change to a previous version. Previous versions can be viewed but cannot be edited. If you find that an older version should be the current version select the Make Current button and this will make that version the current active version.

Can I see what changed since the last version?

Yes. Click the Show difference to previous version. This will color each change green and you can hover over the selection to see the last value.

How do I save once I have made an update?

Click the save button at the bottom of the form. You can undo all changes by click the Undo button.
